Hi Sharon,

Apologies for the delay in getting back to you regarding he rooflight.

Please find attached the Velux window detail, the rooflight is fitted as low as possible and protrudes approx. 50mm from the roof covering. This is due to a flush rooflight not being available as an AOV meeting the ventilation requirements for the fire regulations. The proposed rooflight does have a central glazing bar.

Regarding the ceiling alterations, as you are aware the existing building was in quite a state of disrepair to begin with, with many exposed areas of ceilings and brickwork. The ceiling was therefore taken back to structure on the second floor in order to allow for the required roof insulation to be fitted. The ceiling has then been squared off to the window.

The electricity supply to the window has been place within the ceiling void, along with the sprinkler system, fire alarm etc. the opening mechanism itself is inbuilt within the frame. Therefore no services or opening mechanisms are visible internally or externally.

Regarding the window, may we please ask what has changed since our previous application, as the proposed window detail has already been submitted and approved for the building with discharge of condition application P/2022/0715. Please refer to condition 05, New and Replacement Windows.  

It is strange that a detail approved just 6 months ago is now no longer suitable for the same building.

Good morning Tom,

Whilst happy with the principle of your proposal, our conservation consultant has requested some additional information/amendment:

• The window - what is shown is not a traditional sash window detail - e.g. there is no moulding or putty fixing to the glazing.  The existing window should be carefully recorded by the architect or joiner prior to replication and submitted for approval.  If indeed this window is a basic quality replica (as the detail would infer), then the details of a historic window within the building should be replicated instead.
• Please state the type of roof light proposed and a fixing detail (ie that it can be fixed flush with the roof covering).  Please include details of alterations needed to the ceiling and what is needed in terms of the automatic mechanism.

I would be grateful to receive the requested information to allow me to progress the application.
