Floor plan – the lines were the bays (showing the steelwork), we have removed these for ease

Drainage – following a meeting with the client see attached plan showing kitchen and W/C. All clean water will continue to be discharged to the near by ditch. The W/C will connect to an existing septic tank, there are old staff toilets on site that were used by staff when the farm was still farming. These toilets are no longer used, therefore connecting to the existing septic tank will not increase foul waste.

In terms of the dog waste the clients use SRCL, a clinical waste company who collects all clinical waste, nothing will be disposed of on site.

Location Plan

Please extend the re line to include the proposed access, parking and training, and dog exercise areas. Please show the remaining extent of the caravan storage use.

Block Plan

The submitted block plan conflict with the approved site layout plan for the caravan storage area (please see attached plan). Please amend the plan to show the extent of the remainder of the caravan storage area. Please also detail the proposed block plan to accurately show the access, turning area and individual parking spaces (each measuring 2.4 x 4.8 metres – 10% should be mobility spaces which should be 4.8 x 3.2).

Floor Plan

What do the lines across the plan represent please?

Drainage

Please confirm if there will be any staff/ customer WC, Kitchen, washing or other water services within the application site. Please also confirm the drainage arrangements for such facilities.

Dear Mr Corbett,

Further to my colleague’s email (copy below) to which there has been no response as yet, I attach the consultation response from the highway authority. You will note that the submission of further information is required.

In addition, the EHO has concerns about noise from barking dogs, for which there is insufficient detail contained within the application. Please clarify the following:

Will the dogs be kept within the building for the duration of their stay?
Is the fabric of the building sufficient to prevent noise break out?
If the dogs are to be let out, where, how often and for how long as well as how many dogs at once?

Based on the above and below requested details being submitted, the EHO will then be in a position to determine whether to recommend that a noise report is submitted as part of the planning application. If the dogs are permitted outside, based on numbers there may also be concerns about odour from dog faeces.

I should be grateful to receive the further information requested in both this and the previous email, no later than by Friday 17 September 2021. In the absence of the submission of this information, I will recommend that planning permission is refused.
